LADERA RANCH, CA – May 23, 2017 – G8 Capital (g8cap.com) announced today that it has recently closed on a new $34.5 million CMBS loan for the Alexandria Corporate Park in Alexandria, VA.  

In December 2013, G8 Capital acquired non-performing first and second loans from a regional bank secured by a 271,000 square feet office flex/industrial property in Alexandria Virginia. After the borrower failed to perform, G8 eventually completed a foreclosure on the property in December 2015.  

Throughout the process, G8 Capital was able to dramatically increase the assets value by securing a new 10-year GSA lease, including an approximately 60,000 square foot expansion.  In addition, two new tenants were added for an additional 75,000 square feet, and bringing the total occupancy to 100%.

“G8 identified a tremendous opportunity to revive a troubled asset” said Evan Gentry, president and CEO of G8 Capital. “After much hard work by our team, we were able to stable the occupancy with top tier tenants.  As we determined that this was an ideal asset to hold longer-term, we recapitalize the asset by securing a CMBS loan with favorable term.”

CB Richard Ellis (CBRE) represented G8 Capital in the loan transaction and Benefit Street Partners provided the financing.

LADERA RANCH, CA – December 23, 2015 – G8 Capital (g8cap.com) announced today that it has recently closed on a new $7.9 million loan for the Floriland Center in Tampa, FL.  

In September 2014, G8 Capital acquired a non-performing $16.5 million loan from an international bank secured by a 161,000 square feet office retail/office property in Tampa, Florida.. G8 Capital negotiated a mutually acceptable deed-in-lieu of foreclosure with the borrower that was completed in March 2015

Upon takeover, G8 Capital was able to increase and stabilize the assets value by securing a new 7-year lease with the properties major tenant, Ultimate Medical Academy, which included an approximately 40,000 square foot expansion.  In addition, G8 Capital was able to add two new tenants, increasing the overall occupancy to 90%

LADERA RANCH, CA – August 1, 2014 – G8 Capital (g8cap.com) announced today that it has completed the acquisition of the Tustin Business Park.  In June 2015, G8 Capital acquired the $15.5 million commercial loan securing the property. Following the loan acquisition, G8 Capital worked cooperatively with the borrower and a court appointed receiver to negotiate and execute an amicable deed-in-lieu of foreclosure, turning control of the property over to G8 Capital.

The Tustin Business Park is a 360,000 square feet flex/industrial business park property in Tustin, California. The business park sits on over 32 acres and includes 16 industrial/flex buildings, 550 Self Storage Units and an RV/Boat Storage Facility. The site benefits from premier access and visibility in the heart of Orange County, and provides immediate access to both CA-55 and I-5 freeways.
